“Dave and I want to thank you for the excellent job you did marketing and selling our house. The final selling price was more than we ever expected. All of your efforts worked to our benefit. It was clear to us that you had more than the necessary expertise to make the most of our antique home.”

Why Should You Use A Realtor?

Why list your home? Why not just sell it yourself and save a lot of money?

It may appear as simple as placing an ad in the Sunday paper, having buyers view your home, and agreeing to sell it at a fair price, as many books and websites written on the subject suggest.

If selling a home were that easy, there would be no need for professionals in the industry. While there are some home-owners who can successfully do this, there are many judgmental pitfalls that these tutorials do not address. More importantly, buyers in general who know you are selling your home yourself know you are not paying a real estate fee and expect extra flexibility on the selling price because of this. So the question becomes who is really saving this money? You or the buyer?

Below are some reasons to hire an experienced broker to maximize your advantage as a seller:

· An experienced realtor will market and present your property in a way not available to a non realtor. This exposure will be reflected in the selling price.

· An experienced broker knows how to negotiate in order to bring about the best selling price which can be much different than that expected by buyers who know you are selling on your own.

· When selling on your own, you are much more likely to attract buyers who are not necessarily qualified and may want to “strike a deal” in order to buy. Realtors work only with verified qualified buyers

· Brokers are truly in touch with the market, know values street by street, year after year and can give an experienced opinion of value.

· A buyer is more comfortable viewing the home with-out the owner present. This is necessary to elicit honest feedback and overcome objections that they would not likely express to an owner.

· Good realtors know the chronology of a sale and can better manage the course of a transaction, knowing which way to go as issues pop up. Once a home is under agreement with a buyer the work has only begun with many possible hurdles up to closing.

· We have the experience to establish excellent and productive (for you) rapport with buyers; we work with them everyday.

· In the current market with many properties to choose from, homes tend to stay on the market longer before selling. Are you prepared to invest this kind of time and energy?
