A Chronology Of The Process |

Once your home is properly priced and released to the market, my first priority is to work to bring you an acceptable offer. Regular and open communication on a regular basis is important. During this time I will: · Implement a marketing plan for the sale of your home. · Accompany all co-broke property showings; give you feedback. · Discuss any revised suggestions regarding showability on an ongoing basis. · Discuss buyer or broker response to marketing with any suggestions. · Advise you on any changing market conditions. I negotiate any offers to get the best acceptable sales price and conditions. The same care that was applied to marketing must now be used in managing the transaction and guiding it as smoothly as possible to closing. Once an offer comes in I will: · Review all offers, give input, negotiate them. · Insist on financial pre-approval info from buyers. · Recommend and follow up on details regarding mortgage companies and lenders. · Prepare for home inspection; attend the inspection. · Negotiate inspection issues. · Recommend and communicate with real estate attorneys. · Monitor the process leading to Purchase and Sale agreement. · Be available to help address any financing issues. · Arrange for final water reading. · Arrange and be present for required smoke/carbon monoxide detector inspections. · Obtain insurance binder and 6D certificate for condominiums. · Coordinate final walk-through · Be present at closing with any required documentation and available to discuss any issues. |
