In order to maximize on the sale of your home it is critical to price it properly from the time that it first appears on the market. The first 3 weeks of the listing period are of most importance. This is when your home is fresh to the market and buyers who have been looking for a while, are experienced, and who are ready to buy are first aware of it. If the house is overpriced it will be passed over, offers are not likely, and, especially in the spring, buyers will simply wait to see what else becomes available next week. With later price reductions after being on the market for a long time, as often as not, a house winds up selling for less than if it had been priced right in the first place.
