Preparing A Home For Sale

 Today’s market more than ever is quite condition driven, and a nicely maintained home has more appeal in the eyes of buyers resulting in a quicker sale at a proportionally better price. A property showing deferred maintenance or a lack of proper preparation can remain unsold for considerably longer causing reduced buyer interest, loss of “freshness”, and a perception that a bargain can be had.

 

Prior to showing a home, it is wise to examine condition and appearance and address simple improvements that can be made with minimal effort and expense.

 

Initial appearance or curb appeal sets the mood in buyers’ minds for a showing; it is imperative that the front and first part of the house be made presentable. A seller will often agree that their home needs some walls repainted or a floor refreshed, but simply wish to leave that to a buyer. The problem is that prospective buyers often overestimate the cost and effort involved and mentally deduct this “cost” from their offering price.

 

Some items that should be done if needed include:

 

· Apply fresh paint to walls that really need it, especially those stained by former leaks, tobacco or fireplace smoke.

 

· Clean and deodorize indoor carpets and floors. Remove house odors and use light air scents.

 

· Trim exterior shrubs and bushes.

 

· Paint exterior front steps, porch area, and entryway if really needed; this is the first thing a buyer sees.

 

· Remove clutter, oversized furniture, or excess furniture. They make the room look small.

 

· Consolidate or reduce contents of closets and cupboards.

 

· Repaint all stained ceilings.

 

· Minimize or remove all personal photos.
