The City of Citrus Heights is initiating a planning effort to work with property owners, businesses and residents to explore the future of Auburn Boulevard. The planning area includes commercial areas between Sylvan Corners and I-80.

What is a specific plan?

The Auburn Boulevard Specific plan will identify types of land use, roadway engineering and community design concepts that will guide policies, development standards, and infrastructure financing for the area.

 

What is the planning process?

The process will result in a specific plan document and corresponding environmental impact report. The planning process will start in October 2002 and includes three steps:

Step 1: Identifying opportunities and objectives

Step 2: Exploring planning alternatives

Step 3: Preparing a concept and action plan

 

How can someone participate?

The preparation of the plan will include three interactive community workshops and five stakeholder meetings. The community workshops will provide an opportunity to discuss the objectives for the area, identify important planning features, and review and discuss planning concepts. There will be five stakeholder meetings with Auburn Boulevard property owners and businesses to review planning opportunities and ideas.

Envisioning the Future of Auburn Boulevard

In 2001, The City of Citrus Heights completed the Sylvan Corners Redevelopment Concept Plan (sketch left and plan right). The Plan, currently in the implementation phase, provides a glimpse of the opportunities for the rest of Auburn Boulevard. Sylvan Corners will be transformed into a village square through roadway improvements, pedestrian facilities, public art, streetscaping, and new and renovated buildings.

 

What can we imagine for the rest of Auburn Boulevard?

How can pedestrian safety be improved?
How can traffic flow and safety be enhanced?
What types of new uses should be attracted to Auburn Boulevard?
What type of relationship should commercial uses have to adjacent residential neighborhoods?
Should there be a streetscaping theme for the entire length of Auburn Boulevard?
How should new buildings be designed and existing ones be renovated to improve the image of the Boulevard?
How can we pay for roadway and infrastructure improvements?
