Capitol Park Neighborhood Design Plan
RACESTUDIO assisted the Capitol Area Development Authority in preparing a design plan for the Capitol Park Neighborhood in Sacramento's Capitol Area. The Design Plan defined opportunity sites for development, illustrated the potential character of streets and neighborhoods, and suggested development guidelines for residential areas.
The Capitol Park Neighborhood Design Plan has received the 1997 American Institute of Architects/California Council Urban Design Award; Local Government Commission 1997 Ahwahnee Community Livability Award; 1998 Sacramento Valley Section APA Award for Outstanding Planning and Implementation for a Large Jurisdiction; 1999 Housing the Next 10 Million Design Competition, Award of Excellence.
Ohlone/Chynoweth Joint Development Plan
RACESTUDIO and ELS assisted the Santa Clara County Transit Agency in preparing a plan for Ohlone/Chynoweth station area. The Ohlone/Chynoweth Joint Development Plan included analyzing the site and surrounding community, preparing alternative development strategies, providing a coordinated development and design framework for contiguous parcels, and testing the plan's economic feasibility. RACESTUDIO facilitated meetings with property owner teams and conducted a developer workshop with perspective partners to review development alternatives.
The Ohlone/Chynoweth Joint Development Plan was recognized by the Local Government Commission with a 1995 Ahwahnee Principles Award of Merit.
Sacramento Intermodal Station
RACESTUDIO assisted the City of Sacramento prepare a land use and transportation concept for the 37.5 acres around the historic Southern Pacific Railroad Station. The planning emphasized working with the community to identify a concept that balanced transportation and historic preservation objectives. The Concept Plan included an intermodal concourse that connected the historic train depot to lightrail and bus facilities. The mixed-use district has housing, retail, and office uses organized by extending the downtown street pattern onto the site.
Curtis Park West
RACESTUDIO assisted the Curtis Park community, Union Pacific Railroad and the City of Sacramento prepare a site development plan and design guidelines for a 65 acre vacant railroad yards site in Sacramento. The plans and guidelines were prepared as part of a Planned Unit Development application by Union Pacific.
The Curtis Park West Guidelines has received the 1998 Sacramento Valley Section APA Certificate of Merit Award.
El Cerrito Plaza
In 1996 RACESTUDIO assisted El Cerrito Redevelopment Agency and Bay Area Rapid Transit prepared a plan for a new transit village for the 60 acre South Gateway Development Area in El Cerrito, California. The Process included four workshops:

- · Alternatives and Community Character Workshop
- · Plan Review Workshop
The plan for the SGDA featured four overall strategies. These strategies formed the basis for implementing the community's vision for the area. The village center strategies include:
- · Creating a Community Commercial Center
- · Developing Mixed Use/Residential Near BART
- · Town Square Commercial and Entertainment Center
- · Cerrito Creek Improvements and Civic Facilities
In 1997, the Redevelopment Agency selected a developer as a private sector partner. RACESTUDIO designed and facilitated three workshops to allow community input into the developer's site plan update process.
Marin City
RACESTUDIO assisted the Marin County Planning Department and Redevelopment Agency prepare guidelines and architectural concepts for the Marin City USA. The development contains 400 units of housing,190,000 SF of commercial development, a branch library, and a Golden Gate Bus terminal.
