FAQs are a great way to share commonly asked questions posed by our current clients and interested parties. If you have a question which we have not posted or addressed completely, please feel free to ask it.

HOW DO YOU GENERATE YOUR MORTGAGE LEADS?

All of Our Leads come directly from our own and affiliate web sites, our TV and Radio advertisements. Visitors to the sites are potential borrowers looking for Lenders to meet their specific needs NOW! Each has completed a short application that provides both contact information. and their specific financial needs. We Source all of our own leads. We do NOT sell recycled leads, or old leads.

HOW LONG DOES IT TAKE TO GET A LEAD TO A LENDER?

Our Leads are delivered from Applicant to Lender in REAL-TIME. If you have purchased a block of New Leads, they are literally delivered to you at the moment the potential Borrower leaves the Web site, until the daily quantity you have asked to receive is met.

HOW DO YOU SEND THESE LEADS TO YOUR CLIENTS?

We EMail our Lenders in WORD document format, rich with the contact and financial requirements of the Borrower. SEE LEAD SAMPLE. Finding a Lender is first and foremost on their mind and they are expecting a Call from you. Our goal is to get those leads in your hands as quickly as possible.

Other options are available upon request. Formatted in an Excel spreadsheet, for example.

DO I NEED TO HAVE ANY SPECIAL SOFTWARE OR EQUIPMENT TO USE YOUR SERVICES?

No. Your only requirement is an e-Mail account.

DO YOU PROVIDE PURCHASE LEADS, REFINANCE LEADS, HOME EQUITY LEADS, FOR PRIME, SUB-PRIME, OR ALL OF THESE LEAD TYPES?

All types. Our Web sites attract borrowers that are looking to Purchase a home, Re-Finance their home, obtain a Home Equity Loan, or consolidate their Debt. Individual credit ratings run the full spectrum, from excellent to poor. We capture all types of mortgage requirements and assist in bringing Borrowers together with Lenders that meet their specific needs.

DO DIFFERENT TYPES OF LEADS COST MORE THAN OTHERS?

No. We have priced our Leads all the same. Also, there is no difference in price for specific filters.

WHAT IS THE MINIMUM NUMBER OF LEADS YOU WILL SELL TO A CUSTOMER?

Unlike many Lead Providers, does NOT require a large purchase. You may start with as little as 10 leads per week, remain at that level, or grow as your success grows. We can deliver whatever quantity you feel is best suited for your current business climate, and your Loan Officer capacity. Based on client feedback with the success of our Leads, we are recommending no more than 5-6 leads per day per Loan Officer. You have the option to slow or increase the daily amount of leads to be delivered to you at any time.

CAN INDIVIDUAL LOAN OFFICERS PURCHASE LEADS FROM YOU?

Absolutely, and many do. In fact, some individual loan originators have been so successful with our borrower-initiated Mortgage Leads, their company began purchasing our Leads for all of their LO's.

IS THERE A MINIMUM NUMBER OF STATES THAT I NEED TO PURCHASE FROM?

No. does NOT require you to purchase leads from any minimum number of States. You may change your mind and add or subtract States as your needs require.

HOW DO I PAY FOR MY MORTGAGE LEADS?

accepts Credit Cards, Overnighted Company Checks, Wire Transfers, and Electronic Checks / Automated Clearing House (ACH). We bill weekly AFTER you have received your Leads for the week.

WHAT IS YOUR REPLACEMENT POLICY FOR BAD OR INVALID LEADS?

Despite our best efforts and random sampling, an invalid lead may avoid our detection and make it's way to a client. We will replace any lead that: Had an invalid contact information (Email and Telephone number). Was an obvious bogus lead, (Donald Duck, etc.). Was for a Type of Lead, Amount, LTV, State, or Property that was not requested.

WHAT KIND OF CONTACT AND CLOSING RATIOS SHOULD I EXPECT WITH YOUR LEADS?

Our clients tell us their Contact ratios are typically between 70-75%. Closing ratios are wholly dependent upon your LO's capabilities and the quickness to which they contact and respond to our Leads. The sooner the contact, the higher the closing ratio. Again, based on what our clients indicate to us, you should expect closing ratios in the 12%-30% range. Much will depend upon your internal processes and expertise.

WHAT TYPE OF INVESTMENT RETURN CAN I EXPECT FROM YOUR LEADS?

Depending upon your Closing ratio, and your per close profit, you can easily determine your ROI. In the following example, I used a closing ratio of 15% and a $3000 profit per Loan.

Cost of 100 Leads @ $35 = $3,500

Sales from closing 15% (15 Lead Closings) @ $3000 = $45,000 (12 times ROI)

Using a similar example, but with a 10% Closing ratio, yields an ROI better than 8 Times your investment.

As you can see, our Borrower-initiated leads pay for themselves MANY times over.

HOW MANY TIMES ARE YOUR LEADS SOLD?

Our Leads are sold a Maximum of FOUR times - Once to you, and also to THREE other Lenders. Depending upon demand circumstances and the type, amount, or LTV of the loan, a Lead may actually be sold less than three times.

WILL ANY OF MY INFORMATION BE SHARED WITH THIRD PARTIES?

Absolutely not. We respect your right to privacy and do not share our valued clients' information with anyone else. Of course, if you give us your permission to publish or post any testimonial you might afford us, we will greatly appreciate you doing so.

HOW ARE YOUR MORTGAGE LEADS FILTERED?

We offer our clients the ability to choose their specific Lead Filter Requirements by:

State, Purchase Refinance Home Equity/Debt Consolidation. Maximum LTV Minimum Loan Amount Type of Property (Single Family, Condo, Townhouse, MF) Prime Sub-Prime

HOW ARE YOUR CLIENTS SO SUCCESSFUL WITH YOUR LEADS?

They are (1) Quick to respond to the borrower's request, (2) They reference our Web site to alert the borrower that they are not cold calling, but rather, are responding to the borrower's own initiated request, and (3) They provide a competitive loan offering. And, since they are responding to a borrower initiated mortgage application, by contacting the borrower they are well received.

DO YOUR LEADS INCLUDE ACTUAL CREDIT SCORES?

No they do not. Our Borrowers are asked to provide a self assessment credit rating of: Excellent, Good, Fair, or Poor. We do not ask for the borrower's social security number.
