THE MORTGAGE LEAD PROCESS
You, (the Lender, the Loan Officer), Us,(Your Lead Source) and the consumer are equal partners in the Mortgage Lead arena.
THE ADVERTISING
The Lead process begins when Your Lead Source continues a significant advertising campaign on the Internet, On TV, On Radio, and via Direct Mailings.
We target specific sites and key words on the Internet with the intent on getting our message and our web sites in front of those consumers who have just indicated an interest in Mortgage Loans.
We do not wish to have our ads seen by surfers who have not expressed an interest in a Mortgage, as their interest may be superficial, and any reslutant Lead from them will not be of the HIGH quality we are accustomed to obtaining.
We do NOT purchase Lists. We do not recycle Leads.
THE CONSUMER APPLICATION
Once a consumer sees our ad, they may visit our web sites. Once there, they may take the time to fill out our on-line application, or they may return later.
In completing our on-line application, the consumer fills out both personal information, as well as Loan Information. This data allows us to Filter the Lead, and appropriately Match it with a set of Pre-Determined Filter Criteria from our client Lenders.
LEAD FILTERING
Once the borrower-initiated application proceeds through our Filtering process, it becomes a Mortgage Lead.
Based on the borrower's own inputs, the Lead is Matched with a maximum of FOUR Lenders. (often times less than that).
The Lead is electronically sent to the Lenders and marked as sent. As soon as it is marked a fourth time, that Lead is not sold again.
We encourage our Lenders to waste no time in contacting these Borrowers, as they are awaiting and expecting immediate Lender contact.
We also recommend to our Lenders, that after identifying themselves and their company, they let the Borrower know they are responding to the application request they completed on-line. That will ensure a receptive consumer, who may not be expecting a call from your company, but will willingly accept your contact.
CONTACT AND CLOSING RATIOS
The Borrower-Initiated Leads will facilitate a very high Contact ratio.
The level of expertise by the Lender Loan Officers will play an important role in the closing ratios. The speed at which the consumer is responded to is often the key to a quick close.
The competitiveness of the Loan will also be a deciding factor.
FINAL DISPOSITION
The final step of the Lead Process is the closed loan. If we have all done our individual jobs well, the referrals will come for all parties and the cycle will begin again.
